Our client is a respected commercial general contractor with a strong reputation for disciplined project execution, long-term client relationships, and consistent delivery across multiple asset classes. The business operates with a structured operations team and places strong emphasis on accountability, financial control, and mentorship within project teams.

About the Role

Reporting to the Director or Vice President of Operations, the Project Manager will oversee project budgets, scheduling, subcontract administration, and overall execution from preconstruction through final closeout.

This role requires strong financial ownership, coordination with field leadership, and the ability to manage both client relationships and internal project controls.

Key Responsibilities

  • Manage relationships with Clients, Architects, Design Teams, End Users, and Subcontractors

  • Oversee project documentation including bonds, COIs, schedules of values, submittals, shop drawings, samples, and closeout documents

  • Perform constructability reviews and support preconstruction budgeting

  • Lead project buyout process including scope analysis and subcontract preparation

  • Prepare and maintain detailed project budgets

  • Develop and update progress schedules in coordination with the Superintendent

  • Review and coordinate approvals of shop drawings and submittals

  • Manage temporary utilities and site setup requirements

  • Review testing reports and address non-compliant results

  • Prepare and manage change orders and cost proposals

  • Monitor cost-to-complete projections and support monthly accounting reviews

  • Maintain RFI, ASI, and procurement logs

  • Coordinate project meetings, generate agendas, and distribute minutes

  • Oversee punch list completion and final inspections

  • Prepare and submit project closeout documentation and warranties

  • Manage monthly pay applications and subcontractor billing approvals

  • Track warranty items post-completion

  • Ensure job site and office organization in collaboration with field leadership

  • Mentor and support junior Project Managers

Qualifications

  • Bachelor’s degree in Construction Science, Construction Engineering Technology, Construction Management, or related field

  • 7+ years of relevant commercial construction experience

  • Strong financial management and cost control experience

  • OSHA 30 certification required

  • Confined Space, CPR/AED/First Aid, and Defensive Driving certifications preferred

  • Excellent written and verbal communication skills

  • Strong problem-solving and presentation skills
