About the Role
A well-established commercial real estate firm is seeking an experienced Director of Property Management to lead the operational performance of a diverse commercial real estate portfolio. This individual will oversee a team of Property Managers while driving operational excellence, financial performance, tenant satisfaction, and long-term asset value.
The successful candidate will partner closely with executive leadership, leasing, accounting, and construction teams to execute business plans and maximize portfolio performance.
Key Responsibilities
Leadership
- Lead, mentor, and develop a team of Property Managers.
- Establish departmental goals, processes, and operational standards.
- Conduct performance evaluations and provide ongoing coaching and development.
- Ensure company policies and best practices are consistently followed across the portfolio.
Financial & Asset Management
- Oversee the annual budgeting process for each property.
- Monitor operating performance against budgets and implement strategies to improve financial results.
- Drive NOI growth through expense management and operational efficiencies.
- Review and approve capital expenditure requests and major property contracts.
- Oversee capital improvement projects and ensure delivery within approved budgets.
Property Operations
- Conduct regular property inspections to ensure high operational standards.
- Monitor maintenance programs, vendor performance, and building operations.
- Review work order performance and tenant service response times.
- Ensure operating expenses are effectively managed and controlled.
Tenant & Client Relations
- Build and maintain strong relationships with key tenants and ownership groups.
- Deliver a high level of tenant satisfaction through proactive communication and responsive service.
- Partner with leasing teams to support occupancy and leasing initiatives.
- Stay informed on market conditions, lease rates, and competitive properties.
Strategic Planning
- Lead regular portfolio review meetings with property management and leasing teams.
- Identify opportunities to improve operational performance and increase asset value.
- Ensure management agreements are administered in accordance with contractual obligations.
- Evaluate staffing needs and organizational structure across the portfolio.
Acquisitions & Due Diligence
- Support acquisitions, dispositions, refinancing, and lender due diligence.
- Assist with operational underwriting and onboarding of newly acquired assets.
Qualifications
- 5+ years of senior-level commercial property management experience.
- Experience managing multiple commercial assets and leading property management teams.
- Strong financial acumen, including budgeting, forecasting, CAM reconciliations, capital planning, and NOI management.
- Excellent leadership, communication, and relationship management skills.
- Highly organized with strong analytical and problem-solving abilities.
- Proficiency with commercial property management software such as MRI, ARGUS, Kardin, or similar platforms, along with the Microsoft Office Suite.
